RumahCheck gives a guide only. It is not a property valuation, and it is not financial, legal, tax or investment advice. Property rules and foreign buyer minimums differ by state and can change without notice. Before you decide to buy, speak to a licensed valuer, a property lawyer, your bank, a tax adviser and the relevant state authority.
Not a valuation
The deal score is not a property valuation. Only a licensed valuer registered with BOVAEP in Malaysia can value a property. A valuer inspects the property and uses verified transaction data.
Not financial advice
Nothing on RumahCheck is financial advice. Before you commit any money, get independent advice from a licensed financial adviser or a banker who knows Malaysian property.
Not legal advice
Nothing on RumahCheck is legal advice. Check foreign buyer eligibility, state consent, title status and resale restrictions with a licensed Malaysian property lawyer before you go ahead.
We do not verify the figures you enter
The asking price, unit size, rent, developer name and contractor name all come from you. We do not check them. The result is only as accurate as the figures you enter.
Rental yield is a guide only
Gross rental yield is worked out from the rent you enter. That rent may be the agent's projection or your own estimate. It does not come from a signed tenancy. Net yield after vacancy, maintenance, fees and tax will be lower.
An asking price is not a sale price
The asking price is what the seller or agent is asking. It may differ from what similar units actually sold for. Only transaction data, for example from NAPIC, Brickz or EdgeProp, shows actual sale prices.
Foreign buyer minimums may be out of date
We update the table of foreign buyer minimums by hand. States change their minimums, and some property types or zones within a state have their own rules. Check with the state authority (UPEN) and a licensed property lawyer.
Developer and contractor data may be incomplete
Our developer and contractor data may be incomplete or out of date. Some companies are not in it yet. If the report shows no warnings about a company, we may simply have no data on it.
CIDB registration does not guarantee build quality
CIDB registration means a contractor is registered and graded by the size of work it can take on. It does not guarantee build quality, delivery on time or a unit without defects.
For an early check only
RumahCheck is for an early check on a deal. It can help you spot obvious problems and ask better questions. It does not replace due diligence by licensed valuers, lawyers, financial advisers and building inspectors.
