User-submitted data may be inaccurate

All inputs — asking price, unit size, claimed rent, developer name, contractor name — are submitted by the user and are not independently verified. The accuracy of the result depends entirely on the accuracy of the data entered.

Rental yield is indicative only

Gross rental yield is calculated from the rent figure submitted by the user, which may be the agent's projection or the user's estimate. This is not based on signed tenancy agreements. Asking rent is not signed tenancy. Net yield after vacancy, maintenance, fees, and tax will always be lower.

Listing price is not transacted price

The asking price entered is the price being requested by the seller or agent, not the price at which similar units have actually transacted in the market. Only verified transaction data (NAPIC, Brickz, EdgeProp) can indicate actual market value.

Foreigner threshold data may be outdated or incomplete

The foreigner minimum purchase threshold table is maintained manually and is indicative only. State thresholds change, and specific property types or zones within a state may have different rules. Always verify with the relevant state authority (UPEN) and a licensed property lawyer.

Developer and contractor data may be incomplete

Developer and contractor data may be incomplete, outdated, or not yet in the database. The absence of red flags does not mean a clean record — it may mean their data has not been reviewed or added.

CIDB registration does not guarantee build quality

CIDB registration indicates a contractor is formally registered and classified by capacity. It does not guarantee build quality, timely delivery, or the absence of defects.
